​Land Transfer Tax Refunds for First-Time Homebuyers

When you buy land or an interest in land in Ontario, you pay land transfer tax. First-time homebuyers of an eligible home may be eligible for a refund of all or part of the tax (up to $4,000)

​First-Time Home Buyers' (FTHB) Tax Credit

This is also sometimes referred to as ​"Line 369 – Home buyers' amount".
The FTHB Tax Credit offers a $5,000 non-refundable income tax credit amount on a qualifying home acquired after January 27, 2009. For an eligible individual, the credit will provide up to $750 in federal tax relief.

​Home Buyers' Plan (HBP)

​The Home Buyers' Plan (HBP) is a program that allows you to withdraw up to $25,000 in a calendar year from your registered retirement savings plans (RRSPs) to buy or build a qualifying home for yourself or for a related person with a disability.

​GST/HST New Housing Rebate

The GST/HST new housing rebate allows an individual to recover some of the goods and services tax (GST) or the federal part of the harmonized sales tax (HST) paid for a new or substantially renovated house that is for use as the individual's, or their relation's, primary place of residence, when all of the other conditions are met.

​Line 219 – Moving expenses

You can claim eligible moving expenses if:
  • you moved and established a new home to work or run a business at a new location; or 
  • you moved to be a student in full-time attendance in a post-secondary program at a university, college or other educational institution.
To qualify, your new home must be at least 40 kilometres (by the shortest usual public route) closer to your new work or school.

​Business-use-of-home expenses

You can deduct expenses for the business use of a work space in your home, as long as you meet one of the following conditions:
  • it is your principal place of business; or
  • you use the space only to earn your business income, and you use it on a regular and ongoing basis to meet your clients, customers, or patients.
